Founders Shannon and Mike have over 40 years’ combined development experience, with quite a few industry accolades accrued along the way. Shannon Conway MRICS
Shannon is a highly experienced residential development and regeneration specialist with over 20 years’ expertise delivering large-scale urban projects across the UK. She champions inclusive, low-carbon neighbourhoods that balance social value with strong commercial returns. Prior to establishing Picture This, Shannon held senior leadership roles in both development (Glenbrook) and consultancy (JLL), where she led strategy, partnerships and advisory services.
She is widely recognised for her advocacy of inclusive design and property management, and contributions to public sector policy and regeneration initiatives.
Mike Nicholson MRICS
Mike is an experienced development manager specialising in financial modelling, scheme viability and affordable housing delivery across complex residential projects. With a background spanning housing associations, private developers and consultancy, he has played a key role in shaping large-scale urban schemes, including strategic land acquisition and long-term development planning. Mike combines strong commercial acumen with technical expertise in viability assessment, funding structures and procurement, ensuring projects are both deliverable and financially robust.

Pauline Johnston
Pauline is our People and Place Activation specialist, supporting our projects by connecting community, space and creativity. She works in a layered, relational and inclusive way, helping shape neighbourhoods alongside residents, partners and local collaborators. Her work focuses on unlocking social infrastructure and building processes that are embedded, equitable and joyful from temporary activations to permanent place and design strategies.

Picture This developments are inclusive and welcoming
by their nature. We believe there is value in mixed age
communities; benefits that can be felt directly by our
residents and the wider community.
→ Carbon conscious
As Picture This remain a long term custodian, we are
motivated to deliver buildings with the lowest energy
usage. We want our tenants to benefit directly by
having lower energy bills, avoiding fuel poverty by
all means possible.
Our green spaces will be allocated for allotments which
are open to volunteers, with green roofs, washing lines
and PV. Waste reduction and recycling will be tackled
head on.
